A
compromise towards nature
Costa
Developers acquired since the beginning a compromise towards nature. We
recognize that the environmental protection can not be separated from
developing. We want to guarantee quality of life to the property owners, and the
neighboring communities; therefore, we have implemented environmental planning
techniques in our developments. The
construction methods we promote and use are environmentally friendly.
Land
planning
Increasing
urbanization impacts the natural habits and the quality of water; therefore,
both of our projects are low density coastal communities that blend with the
surroundings. In accordance with the Costa Rican laws and our projections,
property owners can only build on a certain percentage of their land. This
prevents the endangering of the native species and permits the enjoyment of the
natures and astounding views.
We are using
the city water from Tárcoles and Parrita to supply both communities; this water
is 100% drinkable. Costa Developers joined with the local governments of
Parrita and Tárcoles in a joint effort to improve and modernize the water
systems in order to provide the best service and to assure the conservation of
the natural springs from where the water comes from.
Our
homes
We are in the
process of building homes on Costa Montaña Estates. Among their building
specifications we recommend the use of the “F.A.F.A single sewer system”. It
was designed by the INTITUTO TECNOLOGICO DE COSTA RICA (Technological Institute
of Costa Rica). This system has been approved by the Health Department of Costa
Rica.
The initials
F.A.F.A stand for “Anaerobic Filter of Ascendant Fluids”. It is a very efficient
system that carries the solid and liquid wastes through a clean-up process with
an efficiency of 97%. The cleaned water is carried through drainage and is
reabsorbed by the ground. Some of the advantages of this system

Both
communities have a Home-owners Association that shall implement recycling
programs and shall control that the property owners take care the environment.
Deforestation must be prevented, no land movements that alter the environment
significantly may be made, without limiting the required permits; and the
protection and conservation of existing flora and fauna must be taken care
of.
